Why maintenance is the difference between 8 years and 25
A residential water filtration system is not "install and forget." Every component — resin beds, carbon tanks, sediment pre-filters, RO membranes, UV lamps, brine tanks — has a predictable service interval. Skip those intervals and you don't just lose performance; you damage the components downstream. A softener that runs past its resin life will start dumping hardness into a carbon tank, which fouls the carbon, which loads sediment onto the RO membrane, which then fails under pressure. One neglected step cascades.
Routine checks (monthly)
- Salt level in the brine tank. Keep it at least one-third full and above the water line. A softener that runs out of salt regenerates with plain water and stops removing hardness within a day or two.
- Pressure gauges before and after each tank. A pressure drop of more than 10–15 psi across a filter almost always means the media is fouled and needs backwashing, cleaning, or replacement.
- Visible leaks at fittings and bypass valves. Slow drips at compression fittings on softener heads are the most common source of a rising water bill.
- UV lamp indicator (if installed). UV lamps lose germicidal output long before they visibly burn out. If your controller shows a lamp-life warning, replace it now — not next month.
Media replacement intervals
These are typical intervals for Nevada County well and municipal water. Your actual schedule depends on incoming water chemistry, household size, and daily gallons used.
- Sediment pre-filter cartridges: every 3–6 months. On silt-heavy wells, monthly.
- Carbon block filters: every 6–12 months, or when chlorine taste returns. Catalytic carbon on chloramines can go 12–18 months.
- Whole-house carbon backwashing tanks: media replacement every 5–7 years; backwash cycle set on the control valve for every 3–7 days depending on use.
- Softener resin: 10–15 years on chlorinated municipal water with a carbon pre-filter; 8–12 years on well water with iron. Iron shortens resin life more than any other factor.
- Reverse osmosis membranes: 3–5 years. RO pre-filters and post-filters every 6–12 months — replacing the membrane without replacing the pre-filters is a common and expensive mistake.
- UV lamps: every 12 months regardless of whether they look lit. UV output degrades on a fixed schedule.
- Neutralizer calcite media: top up annually; full media swap every 3–5 years depending on pH and flow.
Softener-specific care
A salt-based softener has three failure modes that maintenance actually prevents: salt bridging (a hardened crust of salt over an empty cavity below), salt mushing(a paste of undissolved salt on the tank floor), and iron fouling of the resin. Break up any bridge with a broom handle once a quarter, and use a resin cleaner (Iron Out, Res-Up, or equivalent) two to four times per year on any well water with measurable iron. On municipal water, an annual cleaning is usually enough.
Reverse osmosis quirks
RO systems have one component people forget: the air bladder in the storage tank. It should hold roughly 7–10 psi when the tank is empty. If flow at the RO faucet gets slow even with fresh filters and a good membrane, check tank pressure with a tire gauge on the Schrader valve — a flat bladder is the fix 80% of the time.
Troubleshooting common issues
- Water suddenly feels hard again. Check salt level, then look for a salt bridge, then check the bypass valve position. Ninety percent of "the softener stopped working" calls come down to one of those three.
- Rotten-egg smell in hot water only. Anode rod reaction in the water heater — usually solved with a powered anode swap. Cold-side smell is a different problem (see the Water Heater article).
- Slow flow from every fixture. Sediment or carbon tank fouled; check the pressure differential across each tank.
- Orange or brown staining reappears. Iron is breaking through — either the resin is exhausted, iron loading exceeds design, or the injection/oxidation stage upstream is undersized.
- RO tastes flat or "off." Post-filter carbon exhausted, or the membrane is at end-of-life and letting TDS through. A cheap TDS meter tells you which.
What we do on an annual service visit
- Test raw and treated water — hardness, iron, pH, TDS, chlorine.
- Inspect and clean the brine tank; break up any salt bridge.
- Verify control valve programming and regeneration cycles.
- Check pressure drop across each tank and swap sediment cartridges.
- Replace UV lamps and RO membranes/filters on schedule.
- Photograph and document every reading so year-over-year drift is obvious.
A well-maintained system in Grass Valley routinely reaches 20+ years on the original tanks. A neglected one is often past saving by year 7.
